The firm has invested over $750 million across 18 trusts and funds since our inception in 2008. We take a long-term, value-added approach with a focus on capital preservation.

Blackoak is owned and controlled by its management and operates as a vertically integrated investment and management team, with a depth and range of experience across all sectors of real estate in both national and international markets. David Zimmermann

CHIEF EXECUTIVE OFFICER - Blackoak Capital

David joined Blackoak Capital in 2013 and has over 21 years of experience in real estate investment, asset management and finance in Australia and the United Kingdom. He was responsible for the transition of the firm away from single asset syndication and into a strategic thematic investments, focused on risk adjusted returns.

Before joining Blackoak Capital, David was a Partner at Brockton Capital LLP, a UK focused Private Equity Real Estate Manager based in London with gross assets under management of $2.44 billion. Whilst at Brockton, David was responsible for origination and management of investments across asset classes such as office, retail, industrial, private hospitals, hotels and hospitality.

After nine years in London David returned to Australia and has been responsible for originating over $400 million of investments across Australia in asset classes such as office, industrial, childcare, land subdivision, specialist disability accommodation and hospitality.

David holds a Bachelor of Commerce from the University of Western Australia. He is a member of the Institute of Chartered Accountants Australia and has a graduate diploma in Applied Investment from the Financial Services Institute of Australasia of which he is a Fellow.

Timothy Mack

MANAGING PARTNER – BLACKOAK CAPITAL VENTURES

Tim established Blackoak Capital Ventures in 2020 to create a flexible partnership type model to unlock opportunities for investment partners using decades of experience in both development and running asset back operating businesses. This has led to the creation of several businesses within the Blackoak Capital Group being:

  • Lumen Living – a Specialist Disabilities Accommodation developer and asset manager
  • Wildflowers Early Learning (childcare)
  • The Edward Millen Precinct (hospitality)

Tim has over 20 years of experience in the property and finance industries in Australia and Canada. He leads the Blackoak Capital Ventures business, taking hands on responsibility for delivering successful outcomes for its investment strategies.

Tim is the former Managing Director (2010-2017) and an Executive Director since 2018 of FJM Property, a private Western Australian property group. In this role he has overseen the group’s investment portfolio spanning retail, commercial, hospitality and industrial investments, as well as its development projects including the State Buildings, Knutsford Fremantle, and the ABN Building, Leederville.

Prior to joining FJM Property in 2006, Tim was an investment banking executive at Macquarie Bank (2000-2005) in both Sydney and Canada, specialising in infrastructure and project finance.

Tim holds a Bachelor of Commerce (Hons) from the University of Western Australia and is a retired member of the Institute of Chartered Accountants Australia.

Mathew Fisher

CHIEF OPERATING OFFICER – BLACKOAK CAPITAL

Mathew Fisher is Chief Operating Officer for the firm. Mathew is responsible for overseeing the day-to-day administrative and operational functions of the management business and portfolio assets. Mathew has over 20 years’ experience in the management of commercial, retail and industrial properties. Mathew has been a director and shareholder of the firm since 2011.

During his 13 years at Blackoak, Mathew has managed and been involved with over $600 million of real estate investments across the Australian market. Prior to joining the company, Mathew was the head of property management for a private investment firm, which managed commercial and industrial properties now managed by Blackoak.

Mathew holds a Bachelor of Commerce (Property and Finance) from Curtin University of Technology, is a Licensed Real Estate Agent in Western Australia and Victoria and has undertaken officer training at the Royal Military College of Australia.

Tony Crabb

CHAIRMAN INVESTMENT COMMITTEE

Tony is the Chairman of the firm’s investment committee that reviews and evaluates all potential investments and divestments. Tony also provides the executive team with strategic input and advice on macro-economic trends impacting the industry.

Tony is an Industry Commentator on the Property and Investment markets. He is an advisor to the Reserve Bank of Australia where he is part of their business liaison unit. Tony is also an advisor to the Federal Department of Treasury. For a decade Tony was a member and Chair of the Advisory Board of the Property and Real Estate Faculty at Deakin University.

Until recently Tony was a National Director of Research at Cushman & Wakefield. Tony previously worked at Savills as their National Head of Research for over 11 years. Based in the Melbourne office, he worked with a team of nine researchers and oversaw the production of over 250 reports a year. He worked across the sales, leasing, valuations and management divisions of Savills working closely with the teams and their clients. Tony joined Savills from ISPT where he was responsible for a $160 million listed property portfolio and investment research. Tony also worked as part of the senior management team on the strategic direction of ISPT’s $6 billion property portfolio. Prior to joining Savills Tony spent ten years in equities funds management at Colonial, Institutional Stockbroking at Barclays and as an equities analyst.

Tony has a Bachelor of Arts degree, a Diploma of Financial Services, is a member of the Faculty of Australian Writers, is a graduate of Rogen, and has qualifications in equities, futures, options and foreign exchange trading. He is the author of four books and is Executive Director of a start-up using big data in the residential property sector. Tony also gave a TED talk at TEDx Queenstown in April 2016 on Climate Change and Property.

Oliver Smith

Investment Committee Member

Previously a Director and Chairman of Blackoak Capital from 2016 to early 2024, Oliver now continues his role as a member of the Investment Committee bringing over 33 years’ experience as an international real estate investment professional to the group. He has invested in all major asset classes across his career from office, industrial, retail, residential, healthcare, leisure and asset backed operating businesses.

Oliver is the Joint Managing Partner of the business he founded at Mansford Real Estate LLP, a Private European multi-strategy real estate investment firm owned and controlled by its management. Mansford was formed in 1995. Since inception, along with investment partners, Mansford has invested directly in income producing properties, real estate development projects, indirect investments and managed structured transactions totalling circa £2.4 billion.

Prior to founding Mansford Oliver was Funding Director for Arlington Securities with responsibility for Arlington’s investment sales, development funding, financing and joint venture negotiations as well as its operations in continental Europe and the US. Prior to Arlington Oliver was employed by Goldman Sachs within their Real Estate Investment Banking Group. Oliver holds a BA in Law from Trinity College, Cambridge.

Peter Folland

TRUSTEE DIRECTOR & INVESTMENT COMMITTEE MEMBER

Peter is a Director of Blackoak Trustee Companies and a Member of the Blackoak Capital Investment Committee. Peter was a Chartered Accountant working in accounting practices for over 31 years. He has been involved with the establishment and financial management of property syndicates and trusts for nearly 20 years, and has acted as both a Trustee Director and Co-Syndicate Manager.

Peter was formerly a Partner of the Perth office of national accounting firm, Grant Thornton Australia Ltd, and in that role was responsible for the accounting and tax matters associated with the property syndicates and trusts.

Peter holds a Bachelor of Business from the Western Australian Institute of Technology (now Curtin University) and was formerly a Fellow of Chartered Accountants Australia and New Zealand.

Kheam Teo

Investment Committee Member

Kheam is a Member of the firm’s investment committee that reviews and evaluates all potential investments and divestments. Kheam brings extensive experience as a principal investor in the Australian and international real estate markets to the firm.

Kheam is based in Singapore, where he acts as Chief Investment Officer at Assetwise Capital Management, his family business, together with running a real estate private equity fund investing in developments in Malaysia. Kheam’s family business is primarily focussed on property development, with 41 years of operating experience in Kuala Lumpur, Malaysia and Perth, Australia. Current projects include developing a 1,000 acre township (Bandar Utama, Kuala Lumpur) and a majority stake in the Old Perth Port development located in Barrack Square, Perth.

Kheam’s career has comprised management consulting, investment banking and real estate private equity fund management in Chicago, London, Singapore and Jakarta. Kheam graduated with a BCom and LLB from the University of Western Australia and subsequently obtained an MBA from the University of Michigan at Ann Arbor.

Lumen Living was established in January 2021 as a specialist developer and long term investment manager of SDA housing.

The Lumen Living team is design focused and continually evolving our ability to meet the diverse needs of our specialised customers. The team is experienced in working in highly regulated industries such as childcare and healthcare.

Lumen Living is focused on developing high quality, well located and highly sustainable homes to exceed our customers expectations.

Lumen Living is currently delivering 15 projects for our first fund to create 12 houses and 30 villas which will provide homes for 61 participants.

Blackoak Capital Fund I

Blackoak Capital launched its first value-add multi-asset Trust in June 2015. The Fund invested over a two-year period acquiring assets across Perth, Melbourne and Sydney. The Fund is fully divested.

Blackoak Capital Fund II

A contrarian, Perth focused value-add Fund which began deploying in 2019 and is now fully invested and partially divested.

Blackoak Capital Fund III

Fund III is strategically focused on long term investment in Sydney’s Innovation and Technology Corridor. The Fund is fully invested.
